Health and Safety
Health & Safety is a key issue for all Landlords. Fairview Property work with all Landlords to ensure that all properties and contents conform to the standards prescribed by current legislation.
The regulations affecting residential lettings are:
1. The Furniture & Furnishings (Fire) (Safety) Regulations 1988 (amended in 1989 & 1993)
2. The Gas Safety (Installation and Use) Regulations 1994
3. The Low Voltage Electrical Equipment (Safety Regulations 1989)
4. Electrical Equipment (Safety) Regulations 1994
5. British Standard BS7671:2001 for Electrical Installations
6. The Building Regulations 1991 – (Smoke Alarms)
7. The General Product Safety Regulations 1994
Failure to comply with any safety may endanger the life of a tenant and lead to prosecution and up to 6 months imprisonment and/or a fine of up to £5000.
