Letting and Rent Collection
The Letting and Rent Collection Service offers a facility whereby Fairview Property will:
- Market your property.
- Accompany all viewings.
- Find a suitable tenant.
- Conduct all required tenant vetting.
- Prepare all lease documentation (including Inventory if required).
- Perform the tenant check-in.
- Collect the deposit and first month’s rent from the tenant.
- Make arrangements for the demand of all subsequent monthly rental payments from the tenant.
- Upon the receipt of rental payments, pay rental monies to the Landlord (less our agreed fees and any ad hoc charges).
- Account to the Landlord on a monthly basis, providing a full statement showing all income and expenditure for the previous month.
- Conduct quarterly property inspections and provide reports to the Landlord.
- Notify the tenant of the Landlord’s contact details to enable the Tenant to contact the Landlord if any emergencies or maintenance issues arise.
- Conduct the tenant check-out at the end of the tenancy.
The key difference between this service and our Full Management service is that the Landlord acts as the point of contact for all maintenance issues and emergencies which may arise.
